Real Estate Value Management involves all activities concerned with property management which are directed at achieving consistent value enhancement.

Asset Management
Asset Management, the control and management of a real estate portfolio, is of central importance for owners of large portfolios. Our specialisation in medium-sized real-estate portfolios enables the systematic detection and achievement of value enhancement opportunities.
The range of services offered by H&B includes shaping portfolio strategy, developing each separate real estate strategy and, through the annual planning and controlling process, reviewing strategy, budgeting and monitoring performance.
Transaction services in the fields of procurement and sales round off the service package.
 
Rental Property Management
In the management of rental property, we work towards the constant enhancement of the property entrusted to us. Supported by tenant management tuned to client needs and advanced technical and commercial management, we are able to respond rapidly to changing circumstances. For each client, we pursue a tailor-made real estate strategy, regardless of whether the focus is on value creation or on yield.

Management of Owner-Occupied Property
Since 2012, H&B has focused its activities on providing high quality services in the management of owner-occupied flats. By means of a transparent information policy, construction and technical competence and a solutions-orientated, professional approach, we offer our clients a superior quality of service.

 
Our Approach in Real Estate Value Management

Bewirtschaftung / Asset Management

Phase 1: Strategic Analysis and Five-Year Planning
Each property is analysed in detail, strategically positioned and incorporated within a five-year plan (analysis of investment income, property expenses, renovation needs, contracts and financing).

Phase 2: Implementation
The targets in the five-year plan are organised into rolling budget periods of one year. The targets are pursued on a consistent basis during daily operational management.
